A lender funds your loan directly (like a bank). A mortgage broker — like us — shops multiple lenders on your behalf to find the best rate and terms. We're paid a broker fee by the lender you choose, which doesn't affect the rate you receive. Our advantage is access to wholesale rates and dozens of lender options.
No. Our initial rate check only requires a soft pull, which has zero impact on your credit score. We only perform a hard pull (which has a minor, temporary impact) when you're ready to formally apply for a mortgage. Even then, multiple mortgage inquiries within a 14–45 day window are treated as a single inquiry by the credit bureaus.
It depends on the loan type. Conventional loans start at 3%, FHA at 3.5%, and VA/USDA loans require zero down payment. The larger your down payment, the lower your rate and monthly payment. We'll help you identify the right balance based on your financial situation.
For a standard purchase or refinance you'll typically need: 2 years of W-2s and tax returns, recent pay stubs (30 days), 2–3 months of bank statements, a government-issued ID, and a copy of the purchase contract (for purchases). Self-employed borrowers may substitute tax returns with bank statements or a P&L. We'll give you a personalized checklist specific to your loan type.
Often yes — it depends on the situation. FHA loans are available with credit scores as low as 580. Non-QM loan programs can work with recent late payments, collections, or even bankruptcies (with sufficient time elapsed). We're specialists in finding solutions for non-traditional borrowers.
